1770 Beach Accommodation Terms and Conditions





Tariffs
Tariffs are set as of April 2009 and are subject to change without notice. No responsibility is accepted for errors and omissions contained in correspondence with respect to bookings and tariffs.

Bookings
All bookings require a holding deposit of 50% of the total value of your accommodation at the time of booking. All payments may be made directly over the phone with a credit card. The outstanding balance is due 1 month prior to arrival for off peak bookings, 3x months prior to arrival for peak holiday & bookings made 6x months in advance. The person making the booking must be 18 years of age. We are unable to accommodate bookings for groups associated with Schoolies celebrations.

Cancellations
Your deposit less a $300 booking fee is only refundable up to two months prior to your arrival date, three months for peak season holiday bookings & bookings made more than 6x months in advance. Booking cancellation fee for Escape1770 at 13 Webster Court is $500.

Check in and departure times
Check in time is from 2.30pm on the date of arrival and the premises to be vacated by 10.00am on the day of departure unless organized and stated in the booking confirmation details.

Number of Guests
The number of occupants must not exceed the number of beds provided for, or the number agreed to with the agent in the booking confirmation details (whichever is the lesser amount).

Linen
All linen is provided and the beds are made ready for guest arrivals this includes bath towels. Please bring your own beach towels. We ask that the bath towels are not taken and used outside the property. Damaged linen will incur an extra fee for replacement of items.

Excess Cleaning
On departure it is requested that all rubbish is removed and placed in bins provided and the property left in a clean and tidy state. Please leave linen on the beds, hang up towels, wash the dishes, clean the BBQ. An additional charge will be incurred for removing rubbish scraps and any excess mess from the property, cleaning considered to be in excess of normal will also incur an additional charge. This includes but is not limited to: the need to change extra bed linen used but not authorized in the number of guests on the booking; professional cleaning of carpets after a guest stay; any excess cleaning requirements from odors & damage relating to smoking inside or around the property during tenancy, excess marks on walls & glass. Please note, No Smoking is allowed inside any premises.

Extras
Cots, high chairs, extra linen and service cleaning can be organized for you during your stay. Extras required need to be booked prior to arrival & additional costs for these will be charged to guest account.

Keys
Loss, damage or non return of keys, remotes, alarm fobs or gate access cards will incur an additional charge for collection or replacement.

Pets
Under certain regulations and Body Corporate Rules, no pets are permitted in our properties unless specifically stated on your booking confirmation form that your property is pet friendly.

Fax Service
Available through 1770 Beach Accommodation/office.

Functions
Our accommodation is fo rresidential prposes only. We are unable to accommodate functions in our properties. If a guest holds a private function at a property during their stay then it is the responsibility of the guest in this instance to provide insurance coverage for any private gathering or function at that property during their stay. No responsibility is taken by the owners of the property or 1770 Beach Accommodation for any claim that ensues from the holding of a function on the property or extra guests visiting the property outside the number stated on the booking confirmation form.

Personal Property
No responsibility is taken by the agent or the owners for Tenants personal property. Personal items that have been left at the property by guests will incur a postage charge of minimum $25.00 for return of item.

Breakages or Damages
As the tenant, you are responsible for all costs that may occur for any damages/breakages and loss of property during the term of your occupancy. Costs to replace or fix to the same standard will be charged to the account of the property in this instance.

Inspection
An inspection of the premises can be made upon demand by the owner or the agent.

Circumstances Beyond Control of Agents and/or Owner
We accept bookings in good faith as agents and as such we cannot be held responsible for circumstances beyond our control. The properties are presented in good clean condition, no refunds or relocations will be given should you find the property not to your personal liking. We make every attempt to promote the property and describe the property as its presents; neither 1770 Beach Accommodation nor the Owner will be held liable for any misrepresentations or misunderstandings at the time of booking.

In the event of any of the following, every reasonable endeavor will be made to find alternative accommodation.

1. The property is sold or withdrawn from letting
2.The tariff is increased after your booking but prior to your occupancy
3.The property is altered in any material way. This includes any renovation & construction on the property.

Charter & Principles of Operation &Body Corporate guidelines
Charters & Body Corporate Guidelines are to ensure that the comfort of all who reside or visit properties under a Community Umbrella is maintained harmoniously according to the values and principles of the areas design and philosophy. The Charters & Body Corporate guidelines must be complied with by guests and their visitors. These conditions are an agreement between the parties. Any infringement permits the owner or the agent to amend the rental or immediately terminate the tenancy. If the tenancy has been terminated due to a breach of any of these terms and conditions no refunds will be given in these circumstances.

Proof of Identity & Security Bond
It is a requirement at the time of check in that the guest who books the property with 1770 Beach Accommodation provides Proof of Identification by way of Drivers License or Passport. On arrival an authorization of the guests credit card will be held in lieu of a bond or security deposit until the premises have been inspected on the day of departure. The amount of authority will be stated on your booking form. A statement will be emailed or posted as per any necessary deductions and the difference automatically credited back into the credit card by the bank. The authorization will be used to cover all additional costs incurred as a result of any breach of these Terms and conditions including but not limited to, any breakage, damage or excess cleaning requirements, which occur due to the client occupying the premises.

Supervision of children & Use of Pools
IT IS THE RESPONSIBILITY OF PARENTS/GUARDIANS TO ENSURE CHILDREN ARE SUPERVISED AT ALL TIMES & includes but is not limited to, in and around any pool or waterways areas. No jumping, diving, or taking of any glass in or around any pool areas. Close the gate behind you at all times on exiting a pool area. If there are any concerns regarding any safety issues in any property please call management immediately on 07 4974 9990.

In emergencies Dial 000 immediately for Police Ambulance or Fire Brigade.

Acceptance of the Terns & conditions
Payment of the holding deposit confirms your acceptance of the Terms and Conditions of the booking and will authorize the manager to charge the account of the property any costs incurred as a breach of these terms and conditions.
